The building permit application must be complete with proper drawings, zoning compliance, and signatures. Incomplete applications will cause a delay in receiving your building permit.
The building permit also helps enforce the requirements of the building code and local zoning by-laws to ensure compliance during construction as well as the safety of the building. Starting construction without a building permit can result in fines and a possible need for restarting the project.
Building Permit Application
Upon submission of your building permit application, we require an $90.00 (application fee). Submission of your building permit application does not mean that you may begin your project. Your project cannot be started until you have paid and picked up your building permit from the Municipal Office.
Starting construction prior to having your building permit will result in higher building permit fees and can result in having to restart your project.
Once you have your building permit, take a moment to look at it. You will notice that the building department has indicated which steps require inspections. It is your responsibility to call for these inspections. Inspections require at least 48 hours’ notice.

To confirm your project conforms to the Zoning By-Law you will need to provide a plot plan indicating:
- Property lines and lot dimension
- Location of building and all other structures on the lot
- Distance from dwelling to property lines
- Parking spots with dimensions
- Location of septic system
If your proposal building/structure does not comply with the zoning requirements, a planning application will be required. Zoning and Planning approval is required as part of a complete permit application.

Sewage (septic) systems are regulated by the Ontario Building Code. Any work done to, or that could affect the septic system requires a permit.

The Township of Coleman assigns all municipal addresses for homes and businesses. In the case of new construction or new lot creation, the address will be assigned at the time a building permit application is submitted. If you are in a rural area, the number will be assigned and installed and a fee payable by the owner.
Please make sure that your house number is visible at all times and free from obstructions so that emergency vehicles can clearly identify your address from the street.
